Despite a shaky economy, Quinnipiac University is currently developing a new campus called York Hill to eventually include residence halls for 2,000 students, a mammoth parking garage, and a $40-million student center. The university has also just acquired an office park a few miles away in North Haven that the space-crunched institution plans to convert into a locus for its graduate programs. To pay for it all, Quinnipiac, an institution with about 7,400 students and an overall annual operating budget of $236-million that comes mostly from tuition and fees, last year quadrupled its debt load, to $488-million. With the pool of high-school graduates in the Northeast expected to decline and the national economy looking shaky, this would hardly seem the most opportune moment for a pricey, tuition-dependent New England private college to go heavily into debt to develop two new campuses, particularly with a financing plan that relies on finding even more students who can afford the tab.
